  1. Smart move. I wouldn't go wash someone's car if they called me and asked. Same difference. Look for products you can pivot. Many I've agents started out as a prospecting assistant. You don't even need to be licensed for that. Just off the top of my head: if they're looking for individual ACA policies, they are maybe working for a small employer without benefits or left an employer recently. Both of these groups typically have a need for buying individual life and retirement products. I know agents who will pay $10 a head for setting appointments like this. You can come off great to the caller by asking them a few basic questions before sending them to the exchange. "What has you looking for personal benefit today? Health? Ok, I can direct you towards there. Does your employer provide life? Do you have defendants? Ok, I'll get you directed towards there. Do they have retirement options? Ok, I'll get you that as well. For life & retirement, are you available for a call on Wednesday at 10, 2 or 6? For healthcare, start by looking at healthcare.gov. Boom, junk call just earned you $15 for setting a double appointment. If you start feeling jealous of collecting commission on those instead, go get the life license. If you don't know any agents with these sorts of arrangements, let me know where you are and I can see if I know anyone local.
  2. I know what you mean about health insurance commissions. That's not just in one state. At work it looksike you have the authority to build your own book. Life and disability Would be a great diversifier. Do you have authority to sell those lines at this job? Those lines are great for paying immediate commissions. Don't count on them for residuals. Look for the truth in this: Linda Evangelista, the original supermodel in the 80s once said. "I don't even get out of bed for less that $10,000" Do that, but with your time.
  3. I'm sorry to hear about the cut in commissions. Your employee is giving you clear notice that this work is unappreciated. What product lines do you sell? What others do you have available? Would you consider a different employer? The writing is on the wall, something's gotta change. I'm curious about the 30 hour weeks, you are clearly willing to work more. Why not double down on your primary job?

    Good luck. Unless there are very strong tenant laws, collection will be difficult. I would not anticipate collection from a property lien, iirc his plan was to foreclose this property. One ray of light might be your cancelled rent checks. Bank stamps might identify his account. Freezing that might actually find some money.
  5. Seeing your action and results orientation, I feel your pain with complacent professionals. Know that there are experts who would be a better match for you. Personally, I'd start with the bibliography sections of your source materials. Praise these researchers for their help and ask for local referrals.
  6. It does, but I wonder if you'd work better with the different professionals. A DO instead of MD, a nutritionist with so many diet changes. A nutritionist is a good example of someone who does have the time to work and plan together. Personally, I don't know which is the chicken and which is the egg between diabetes and weight.

    I'm curious as well. Once you get a judgment issued, how do you plan to collect upon it? He does not seem like the sort to bring a checkbook to court to make good on the judge's decision.
  8. I'm curious. I've read a bit of your recent work here (and there's a lot of work you're doing). Who is guiding you? Is it a doctor or nutritionist? Other comments I've seen have noted how you haven't seen eye to eye with some of your professionals. I'm just wondering who is helping you choose such a specific goal like this after breakfast blood sugar goal. And why a good-for-diabetic result isn't good enough for a diabetic person? To a non-professional like me, adding extra additives to his diet could be working counter to more important goals such as weight loss.
  9. It's not for us to say. Plan today. In a low month what will you do? In a high month what will you do? I promise you, both are in your future. If it's all about the money and these priorities are Needs for you, quit wasting all that time at home, go work full time, buy some convenience food, etc. Tongue in cheek, but do you understand?
  10. How does this sound to you? We all get consumed with doing this, doing that, falling behind on this, catching up with that... A while back, I started doing a year end review. My wife and I have corporate backgrounds, so this is right in our wheelhouse. Interestingly, it completely takes off the table the issues that most preoccupy us... What we're doing today. There will always be a NEXT goal. There is no finish line. From that perspective it can start feeling like you didn't accomplish anything. Here's how much we earned.... Here's what we did with that money. How do we feel about that? You need to take a step back once in a while. Celebrate your successes, dream and plan your next steps. Ambitious people don't like to admit that something's gotta give. Evaluating the past takes that off the table.

  12. I'll relate a common quote I use financially to the many things you are trying to accomplish. You can do ANYthing you'd like, you just don't have the time and resources to do EVERYthing. Single, working, homeschooling, family saving, new baby trying... While your spirit is admirable, if it were focussed, it might be more effective.
  13. I also don't know all of the backstory. How I wish I had a piece of paper outlining your immediate family and your extended family, so I could get some perspective. Let's look at your immediate family first (you know, the most important family). Remember in wedding vows, it's easy to overlook, but an important part is the leave/cleave. You LEAVE your old family (you don't have to be a jerk about it) and CLEAVE (come together) as a new family. I guess that shows my first assumption. Are you guys hitched? It doesn't matter much, I've found families come in many shapes. I got confused a bit with the travelling part. Do you and your husband both work? Are they very mobile jobs? It sounds like you have one son. Is he in school? Your description of your younger sister reminds me of the old book Nickel and Dimmed. If you take the author at face value, it's a woe-is-me tale about how the little guy can never get ahead. From a step or two back it can also be seen as a description of how broke people can make bad decisions and keep themselves broke. Like working a job that costs $100 to get to. Seriously, charge her $25 per trip. You could even sign up to be an Uber driver yourself! At the end of three weeks gift her a $500 Craigslist card, a $100 gas card and $100 in the bank to fix it when it breaks.
  14. I dropped two of mine at camp for the first time yesterday. My 6 & 8 year olds wanted to go too, I'm not ready for that yet. My wife just pointed me to Facebook to see their smiling faces today. Hang in there, we'll get through this together. I was fine until the counselor told me "see you next week!"
  15. That's good. I'm escrowed, so it's just something I'm going to have to take over when I pay off. Escrow rules tend to be a bit conservative compared to most sinking funds. I was hoping you'd find a nice lump to help with the goal. EF was just to keep it in perspective, no cash to pay the tax IS an emergency. Good luck.
  16. That sounds exciting. Your sinking funds idea makes me think. Do you currently escrow taxes and insurance? When are these paid? Is it significantly below your emergency fund? Interest is probably a minor factor now, how much of this principle will be paid off through regular payments? that should help you pinpoint your target.
  17. Lol, you're making me sound like I'm at work. My job is to identify risks, yours is to choose the right mix of risks to take.sorry, I just use that phrase a lot. But really, it's about ferreting out inconsistencies. Like why someone would dodge their electric bill while performing needed repairs on the roof and floors. Just to return to that grow house analogy. Was the floor replaced due moisture warping? I bought a vintage house where the owner used a basement industrial undecorated shower. Seriously, I've used this once in ten years. I did a significant amount of investigation into that during the inspection. I'm not beyond tearing out a bathroom. I just work to avoid unexpectedly needing to tear out a bathroom.

Utility liens like that are a great reminder to always buy title insurance. I'm sure the power company wants to collect against someone, just make sure that someone is not you. A bit of tinfoil hat paranoia: do you think this was a marajuan grow house? DEA are known to use power records to search for these, it might not be the bill they were running from. If so, there are other major issues to be wary of, high moisture environments breed mold. Overloaded circuits can cause hidden wiring danger. Again. It's a bit paranoid, but the cost for either of these could leave your investment in the red for years. My job is to identify risks. You've got a correlation. Two hours of friendly chat with the neighbors to gently probe will be a win-win. You'll either have a friend to keep an eye on your investment or you'll (if there are other correlations uncovered) drop your offer to worst case value and buy a property elsewhere.
  20. You're right, negatives don't belong in the listing. But there are ways. Chicago listings would sometimes use the code "convenient to public transportation" when they were saying "in the shadow of the El." Even if it's not in there, these showings are from buyer's agents. It is their job to note the positives and negatives. After having to clean and vacate my house fifty times, only to hear "too close to the road" I'd ask the realtor to tell them about the road before the visit. I guess 'cast a really wide net' just isn't my style. If a bIllboard ad had a 1% success rate, they'd be considered brilliant. If feel sort of sorry for your realtor, he's probably barely breaking minimum wage based on the time involved.
  21. Mira, I didn't mean disrespect, I meant actual problems, like the ones you listed. I'm suggesting that the process may have been improved to be more accurate. Imagine for example a home on a 50+ community. An accurate listing will include this, so that people under 50 won't waste either of your time. It reminds me of My manufacturing days comparing alpha risk and beta risk.
  22. Real estate is an art. Here are a few general things I feelings I have. I'd rather have HSL's realtor than Mira's. Seriously? A hundred showings? There is something wrong with your listing if you have a hundred showings and a handful of offers. Your listing should encourage buyers, and exclude non buyers. My guess: your real or is padding the numbers. Next, open houses are good for realtors, not sellers. They are a way for realtors to find prospects and act busy for their owners, not sell houses. Open houses are filled with lookielous and nosy neighbors. I'm guessing Mira's realtor showed her the sign in sheet, not people buying houses this summer. Last time I checked my calendar, I saw this: too late to schedule this weekend, not worth opening 4th of July weekend, the 12th sounds far away. It isn't.

    That sounds like an awesome weekend. Productive and fun. Personally, I have to disagree with you about the car. While I like a new car, it's the "car buying process" like your friend is going through that is for the dogs. That in itself is enough to keep me driving my old reliable.
  24. So sorry to hear about your feelings. You've quite literally been instantly popped into a completely different set of finances. Whether you do it here or on your own, maybe it's a time to sit down and wrap your brain around your new reality. Unknowns cause stress. Let's kill some. Take them one at a time. Take a vague concept of your new reality, nail it down to a yearly dollar amount, divide by 12, 24 or 28 depending on how you budget and be done with the stress. Two huge changes stand out, but I'm sure there are more. 1. Taxes. I'm sure that IRS bill still stings, but we are in 2015 now. You've got 10 months to prepare. Whether you use a CPA or Turbo Tax, I bet you can get a ballpark estimate of 2015 by plugging your new reality into there. New marital status, new deductible expenses, new number of dependents. It's too much for me to calculate in my head, but a single hour with either a pro or a software tool and you'll 2. Expenses. Big picture, on paper, on purpose, Get our your divorce decree, understand what your obligations are accept that it's your new reality and move on to the next. It's hard. You're right. No question about that. Do you know what's harder? Procrastination and denial.
  25. You're right. It wasn't supposed to be like this. You two were supposed to love, honor and serve each other through good times and bad. You did. He didn't. The fact that you were willing to do what it took to try to get it to work is a testament to your bravery. The fact that you were willing to walk away to challenge him to rebuild your broken marriage is a testament to your strength.
